Terms of Service

SQRFT Passport is a rental identity platform operated by 2669425 AB Inc. (“SQRFT”, “we”, “us”, or “our”), a company incorporated under the laws of Alberta, Canada. Our platform allows tenants (“Tenants”) to build a verified rental profile — their Passport — and share it with landlords or property managers (“Landlords”) via a secure, token-based link.

By creating an account or using any part of the SQRFT Passport platform at passport.sqrft.ca, you agree to be bound by these Terms of Service (“Terms”). If you do not agree, do not use the platform.

You must be at least 18 years of age and legally capable of entering into a binding agreement to use SQRFT Passport. By using the platform, you represent and warrant that you meet these requirements.

The platform is intended for use in Canada. Use outside of Canada is at your own risk and may not comply with local laws.

• You are responsible for maintaining the confidentiality of your login credentials.
• You are responsible for all activity that occurs under your account.
• You must provide accurate, current, and complete information when creating your account and Passport.
• You must notify us immediately at support@sqrft.ca if you suspect unauthorized access to your account.
• We reserve the right to suspend or terminate accounts that violate these Terms.

Your Passport is a collection of information you choose to provide, including personal details, employment history, rental history, references, and documents. You remain in full control of your Passport:

• You decide who to share it with. Sharing occurs via a unique link (share token). Anyone with the link can view your public Passport profile and submit an access request.
• You approve every access request. A Landlord cannot view your detailed sections or documents until you explicitly approve their request.
• You can revoke access at any time. Revoking access removes a Landlord’s ability to view your Passport going forward.
• You control your link. You may deactivate your share link at any time, preventing new requests.

SQRFT is a platform — we do not verify the accuracy of the information you provide in your Passport. You are solely responsible for ensuring all information is truthful and accurate.

Landlords who receive a share link and submit an access request agree that:

• They will use Passport information solely for the purpose of evaluating a tenancy application for a specific property.
• They will not share, copy, or redistribute a Tenant’s information without the Tenant’s consent.
• They will handle Tenant information in accordance with applicable Canadian privacy laws, including PIPEDA.
• They will not use Passport information to discriminate against Tenants on grounds protected under applicable human rights legislation.

You agree not to:

• Upload false, misleading, or fraudulent information to your Passport.
• Impersonate any person or entity.
• Use the platform for any unlawful purpose.
• Attempt to gain unauthorized access to any part of the platform or another user’s data.
• Scrape, crawl, or systematically extract data from the platform.
• Interfere with or disrupt the platform’s infrastructure.
• Use the platform to harass, threaten, or harm others.

Violations may result in immediate account suspension and, where appropriate, referral to law enforcement.

You may upload documents (e.g., pay stubs, references, ID) to your Passport. By uploading, you confirm you have the right to share these documents. We store documents securely in Canada. Uploaded documents are only accessible to you and Landlords you have explicitly approved.

We reserve the right to remove any content that violates these Terms or applicable law. We are not responsible for any loss of content.

SQRFT Passport is a tool to help Tenants present their rental history and information efficiently. We make no guarantee that creating a Passport will result in a successful tenancy application. Landlords retain full discretion in their rental decisions, subject to applicable human rights laws.

All content, design, software, and branding on the platform is owned by or licensed to 2669425 AB Inc. You may not copy, reproduce, distribute, or create derivative works from any part of the platform without our express written permission.

You retain ownership of the content you upload to your Passport. By uploading, you grant us a limited, non-exclusive licence to store, display, and transmit your content as necessary to operate the platform.

The platform is provided “as is” and “as available” without warranties of any kind, express or implied. We do not warrant that the platform will be uninterrupted, error-free, or free from viruses or other harmful components.

To the maximum extent permitted by applicable law, 2669425 AB Inc. and its officers, directors, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or in connection with your use of the platform, even if we have been advised of the possibility of such damages.

Our total liability to you for any claim arising under these Terms will not exceed the greater of $50 CAD or the amount you paid to us in the 12 months preceding the claim.

We may update these Terms from time to time. We will notify you of material changes by email or by posting a notice on the platform. Continued use of the platform after changes take effect constitutes your acceptance of the updated Terms.

These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada applicable therein, without regard to conflict of law principles. Any disputes will be resolved in the courts of Alberta, Canada.
